Ordinance 870. R-5 Manufactured Homes District.

Section 1:

Zoning ordinance number 616 of Mena is hereby amended to allow the placement, construction, or building of new manufactured residential structures within or upon existing lots exclusively within the City of Mena as platted and recorded in the Office of Records of Polk County, Arkansas.

Section 2:

Within the City of Mena, no manufactured home shall be constructed or built upon any lot or portion of a lot containing less than 7,000 square feet. No such manufactured residential dwelling shall be placed within 8 feet of an adjoining property line.

Section 3:

For purposes of the Zoning designation for such manufactured homes, a new designation shall be hereafter in affect wherein all such manufactured homes shall be placed upon and within designated areas zoned R-5 only. This zoning designation shall be assigned to areas within the city upon proper petition and hearing before the City Planning Commission and the City Council as provided for in the Original Zoning Ordinances of the City of Mena.

Section 4:

All manufactured homes hereafter placed, constructed, or built within the City limits of the City of Mena shall meet or exceed the minimum requirements set out in the existing building codes, as well as, all other requirements and restrictions of all other residential dwellings within the City of Mena, by ordinance or otherwise, from time to time.

Section 5:

The zoning ordinances of the City of Mena protect the health, safety, life and well being of the inhabitants of the City of Mena, and that the provisions of this Ordinance shall contribute to said health, safety, life and well being of the inhabitants of the City of Mena and should be implemented.
